Also known as “Billionaire’s Bunker, Indian Creek redefines exclusivity with a small collection of luxury homes and professional security. Located on a roughly 300-acre island on the turquoise waters of Biscayne Bay, it is among the most affluent and heavily guarded communities in Miami Beach, making it an attractive option for ultra-wealthy buyers.


It maintains a high level of privacy, connected to the mainland with a single bridge spanning the waterway. The community is looked after by the State of Florida police force and a private marine patrol that roams the perimeters of the island and the waters surrounding it 24/7.

Indian Creek real estate

There is only one street, Indian Creek Island Road, that cuts through the island. It is lined with lavish properties on one side and lush fairways and golf course greens on the other. There are 30 to 41 waterfront estates around the perimeter of the island, offering sweeping views of Biscayne Bay and the Miami skyline. These Mediterranean-style estates are nothing short of palatial with tropical landscaping, exquisite gardens, and glistening pools. Most of these homes are obscured from street view by swaying palm trees, massive gates, and spacious driveways.


Indian Creek homes rarely go on sale. If they do become available, the homes are typically sold off-market. Moreover, these homes command tens of millions of dollars. Occasionally, a property may be listed as a luxury rental.


The crowning jewel of the community is the Indian Creek Country Club, which features a William S. Flynn-designed 18-hole golf course and a clubhouse with a marina, fitness center, swimming pool, and a massage and steam room.


The clubhouse dates back to 1929 and was designed by renowned architect Maurice Fatio. The Indian Creek Golf Course was built on 294 acres in the 1930s and is regarded as one of the best golf courses in Florida.

A short history of Indian Creek

The origins of Allison Island can be traced back to the early 1920s with entrepreneurs Carl G. Fisher and John S. Collins, who sought to develop the swamplands of Miami Beach into a tropical retreat for affluent buyers and tourists from around the world. Developers dredged the surrounding waters and used reclaimed sand to build over 20 artificial islands on Biscayne Bay. These include Allison Island.


Indian Creek Island was created in the early 1900s during a drainage excavation in Biscayne Bay. The village was founded in 1939 and the golf course was constructed soon after. The first homes on the island were built as vacation homes for Miami’s elite. None of the island’s first homes remain today, though a few of the existing homes in the community date back to the 1950s. Today, it is considered to be one of the most desirable communities in South Florida.
